Rental Inspection Requirements
Requirements For Approval of a Rental Property
  • House numbers on or to the right or left side of the front door, must contrast with their background and be visible from the street or right of way, no less than 4 inches in height and 0.5 inches stroke width.
  • Exterior doors and locks must be in good condition and functional.
  • Exterior stairways (1st and 2nd floors) must be in good condition with a landing, handrail, balusters, treads, and risers.
  • Exterior paint or siding must be in good condition.
  • Main, rear, and side doors must have proper lighting.
  • All decks and porches must be in good condition and have handrails and balusters.
  • Fire escape (where required).
  • All floors must be covered and covering must be in good condition in all rooms.
  • Interior walls must be finished and in good condition.
  • All receptacles and switches must be working properly and be covered. All receptacles near a sink must be ground faulted.   
  • Smoke detectors must be in place and operational. They must be on each floor including the basement and each bedroom.
  • All sink traps and drain lines must be sealed and show no signs of leaking.
  • All bathrooms must have proper ventilation be it a window or a vent fan.
  • All bedroom windows must move freely and easily.
  • Gas, oil, and water heating systems must have proper ventilation.
    • Exhaust systems joints and elbows must be connected with sheet metal screws.
  • All interior stairways must have handrails, balusters, treads, and risers and be in good condition.
  • All blanks in the circuit breaker must be covered.
  • A fire extinguisher must be mounted in the kitchen area in plain view and easily accessible.
  • Roofs must not show signs of leaking.
  • House must be empty at the time of inspection.  Tenant cannot move in until it passes inspection.
